Every straight wall and every door that closes without a shove starts with framing. It is the part of the job that disappears behind drywall, which is exactly why it has to be right. Nobody frames for the inspector. You frame for the tile setter, the door hanger and the next twenty years.

We frame new walls, close old openings, open new ones with proper headers, and correct the creative decisions of previous owners. Older homes around Lancaster County are full of surprises: notched joists, missing studs, walls floating on nothing. We find them and fix them.

All framing is done to current IRC code with the right lumber, the right fasteners and pressure treated plates wherever wood meets concrete.

GOOD QUESTIONS

Questions we hear a lot

How do I know if a wall is load bearing?

Direction of the joists above, what sits on the wall in the attic or floor above, and where the beams run in the basement. We check all three in person. Rule of thumb guesses from the internet are how headers end up undersized.

Can you add a closet to a bedroom?

Yes, and it is a smaller job than most people expect. A framed, drywalled and trimmed closet usually takes three to five days including doors.

Do framing changes need a permit?

Non structural partition walls often do not, but anything load bearing, and most basement finishing, does. Rules differ by township. We know the local offices and handle the paperwork.

My floors bounce. Is that fixable?

Usually yes. Sistering joists, adding blocking or a mid span beam are all standard fixes. We look at what is under the floor and give you options from cheapest to bulletproof.
